Information For Landlords

Are you a landlord and need a Request for Tenancy for a prospective tenant?

Please download and complete the Request for Tenancy form below and forward it to the staff Housing Specialist that is working with the prospective tenant. If you have any questions, please feel free to contact our office at 207-874-1080. The receptionist will direct you to the appropriate staff member.

 

PLEASE NOTE:  For all tenants utilizing Permanent Supportive Housing Program (formerly Shelter Plus Care) rental assistance, all new move-ins require an initial lease that includes the following provisions:

 

Lease Term Length and Termination

1. Be for a term of at least one year;

2. Terminable ONLY for cause; and

3. Automatically renewable upon expiration for terms that are a minimum of one month long, except on prior notice by either party.

 

Violence Against Women Act

All Leases for our PSHP (SPC) participants must include provisions regarding the protections that tenants that receive rental assistance subsidies are granted under the Violence Against Women Act ("VAWA)".

The protections are:

1. The Landlord may not consider incidents of domestic violence, dating violence or stalking as serious or repeated violations of the lease or other “good cause” for termination of tenancy or occupancy rights of the victim of abuse.

2. The Landlord may not consider criminal activity directly relating to abuse, engaged in by a member of a tenant’s household or any guest or other person under the tenant’s control, cause termination of tenancy, or occupancy rights if the tenant or an immediate member of the tenant’s family is the victim or threatened victim of that abuse.

3. The Landlord may request in writing that the victim, or a family member on the victim’s behalf, certify that the  individual is a victim of abuse within 14 business days, or an agreed upon extension date, to receive protection under the VAWA. Failure to provide the certification or other supporting documentation within the specified time-frame may result in eviction.

 

These are requirements set forth by Federal law, and we are unable to provide assistance if these provisions are not met.

Our program(s) follow HUD's Housing Quality Standards (HQS) for all units and each unit must pass an inspection prior to our agency paying ANY Rental Assistance.

In cases where state or local laws and ordinances are stricter than HUD standards, or we as an agency feel that the published standards are not adequate, we are authorized to publish additional standards within our agencies inspection Administrative Plan.
